The Short Answer on Timing
In Greater Cincinnati, homes listed between mid-March and mid-June sell fastest and for the highest prices. Spring brings the most buyer activity, the most motivated relocation buyers, and the best conditions for showing a home. That said, 'the best time to sell' is ultimately the intersection of market timing and your personal readiness — and a well-priced, well-prepared home in any season will outperform a poorly-prepared home in peak spring.
Spring — The Prime Window
Mid-March through May is the highest-velocity period in Greater Cincinnati. Schools are still in session (families are motivated), weather allows for showings, and buyers who want to close before summer and move during school break are active. Inventory is higher, but so is buyer demand. If you can only pick one season, spring is the answer.
Fall — The Underrated Option
September through October is the second-best selling window most agents don't talk about. Kids are back in school, buyers who missed the spring are still motivated, and the competition from competing listings drops significantly. Serious buyers in fall are genuinely ready — fewer tire-kickers than in the spring open house season. I've sold some of my clients' homes at peak prices in October.
Winter — Harder But Not Hopeless
Listing in December and January is a harder sell, literally. Buyer pool is smaller, weather makes showings less pleasant, and the holidays disrupt focus for everyone. That said, buyers who are looking in winter are highly motivated — job transfer, lease expiration, life circumstances. Winter listings often have less competition and serious buyers. If you need to sell in winter, price it right and make it easy to show.
The Real Answer: Be Ready When You're Ready
