Financing Strength and Pre-Approval Quality

Not all pre-approvals are equal. A fully underwritten pre-approval from a local lender who answers the phone is worth more than a web-generated letter from an out-of-state lender with no relationship with your listing agent. In a multiple offer situation, I call every buyer's lender to assess the quality of the approval. That call has changed my recommendation on offer selection more than once.

Contingencies — How Many and How Long

Fewer contingencies and shorter contingency windows reduce the seller's risk of the deal falling apart. Assess total risk across all contingency points, not just the price.

Closing Date and Seller Flexibility

The closing date matters more than sellers often realize. If you need 60 days to close because you're buying simultaneously, a buyer who can accommodate your timeline is worth more than one who needs to close in 30. Conversely, if you're ready to move immediately, a quick close creates certainty and reduces your carrying costs. Communicate your timing needs clearly and let buyers compete on accommodating them.

How to Run a Best and Final Call

When you receive multiple competitive offers, consider issuing a 'highest and best' deadline — giving all buyers until a specific date and time to submit their final offer. This creates a clean competitive round, ensures every buyer has the same information, and typically produces your best result.
